5 easy ways to protect your home investment

Rather than waiting until you’re ready to sell and realizing things are in disrepair, it’s much easier to periodically make little repairs and perform routine maintenance on a quarterly or even yearly basis. No need to get overwhelmed!

If you’re looking for a bare-bones list of ways to safeguard your house, I’ve got you. Here are five easy things you can do throughout the year:

  1. Keep an eye out for water

Your home’s biggest nemesis is WATER as most major issues boil down to it getting into places where it shouldn’t be. As such, here are some things you can do to keep water at bay:

  • Any pieces of chipped, buckled, or rotten trim should be checked out, fixed or replaced and repainted
  • Put an overflow pan under the washer (I’ve seen many floors get ruined by not having this!)
  • Extend gutter downspouts into the yard to minimize water ponding at the foundation (You can keep them on the surface or bury them underground, though some inspectors will flag any downspouts that run into the ground since they are subject to backup/blockage.)
  1. Change your furnace filter every 90 days

A great tip is to put your filters on auto-deliver from a service like Amazon or Second Nature so that the delivery reminds you to change them every 3 months. Wondering why filters are important? Here’s an explanation from HVAC experts and manufacturers, Carrier.

  1. Keep your gutters clean

A clear gutter channel is a big help in avoiding water backing up and spilling onto your foundation. If you don’t want to do this chore yourself, Tim from Hitzeman’s Gutter & Window Care is excellent and very affordable for the local folks.

  1. Tighten loose faucet/sink piping

Just take a peek under your sinks every once in a while and look for any dripping. A drip is no biggie if caught early.

  1. Keep an eye on your ceilings

If you ever notice a new spot on your ceiling, investigate it right away. It’s likely a roof or bathroom leak that can be kept very minor if addressed quickly.

If you’re ready to sell and things ARE in disrepair, though, that’s also no problem with Compass’ Concierge program, where you can get fronted the cash to make home improvements with no interest. Give me a call or send me a text: 317-379-7720
