Buying (or building) a home comes with a laundry list of choices to make: location, number of bedrooms and bathrooms, square footage, ranch or 2-story, basement, lot size—I’ll stop here because this could go on and on. 

One thing you may not have thought about, though, is the style of house you like. While many lists you’ll find online are generalized, there are a few styles that are prevalent here in the Central Indiana region. Below I’ve listed seven of them, where you’ll typically find them and their most distinctive features:

1. 1960s-1980s 4-bed 2.5 bath 2-story with block basement – Everywhere
   Features: Usually on a half-acre lot, mature trees, block basement, 7.5-8 ft ceilings, usually 1800-2300 square feet

2. Mid-century limestone ranches – Meridian-Kessler, Butler-Tarkington area
   Features: Larger lots (usually half an acre), mature trees, 8-9 ft ceilings, typically no basement, in more established areas of Indy

3. Executive home – West side of Carmel
   Features: fireplace in kitchen, walk-out finished basement, usually lots of square footage

4. Late 1990s-early 2000s spec builder neighborhood – Everywhere
   Features: Usually community amenities like a pool, HOA, smaller lots, 9 ft ceilings

5. Condo/Townhome – Everywhere
   Features: large community, high HOA fees, walking trails, lots of amenities, rarely larger than 3 bedrooms
6. New construction – Everywhere
   Features: vary based on builder, neighborhood, and subdivision control ordinances
7. Tudor-style 1900s-1940s – North side
   Features: bedroom on main level, plaster walls common, cellar-like basements common, smaller kitchens (unless there’s been updates), cozy areas vs open-concept
